Real Estate Transfer Form & Fees
(Form Available In Office Only)
- The Wisconsin Real Estate Transfer form , revised 1/2000 or later is required
for all conveyances EXCEPT when exemptions 1, 2r, 4 and 11 apply. When not
submitting a form, a statement on the deed citing the exemption is required.
Because an optical character recognition device scans the form, there are
special requirements.
- Type or print clearly in black ink using ALL CAPITAL LETTERS.
- Completely fill in checkboxes with an X.
- Do not leave any applicable area blank except for
area to be completed by an authorized county official.
- Use a separate standard sized page for overflow legal
description; staple to middle of form.
- All addenda must be on standard sized white paper;
legal description must be on an addendum by itself.
- Paid preparer’s name and phone number must be on the
form (lines 60 & 61).
- No "cross-overs," and no correction fluid;
use correction tape only for correcting errors.
- Rate of fee is $.10 per $100 of sale price or value
before Sept. of 1981. OR $.30 per $100 of sale price or value for transfers
after August of 1981.
- LAND CONTRACTS
- Deeds in fulfillment of a land contract dated prior
to 12/17/71 require no fee and are exempt by §77.25(10).
- Dated 12/17/71 to 8/31/81 inclusive is computed
at $.10 per $100 or $1.00 per $1000 of value rounded off to the next higher
hundred.
- Dated 9/1/81 or thereafter are computed at $.30
per $100 or $1.00 per $1000 of value rounded off to the next higher hundred.
- Land contracts are now subject to a transfer fee
at the time of recording.
- Section IV, Item #18: Valuation must be shown
on all transfer forms. Only exception is if using exemption 3 or 17.
- Both Grantor and Grantee or their agent must sign form,
providing both their Social Security number and telephone number.
